Key day-to-day responsibilities for this position: * Management of employees and service providers for cleaning, preservation, landscaping, maintenance, laundry, and other facilities-related activities in common and production areas; * Procurement of facilities, laundry, and maintenance service providers; * Development and maintenance of procedures and contracts for Administrative Services, aiming to optimize processes and organize tasks, thereby enabling efficient prioritization of service requests and activities through process standardization; * Creation of efficient work plans to determine the optimal number of third-party personnel and standardize service providers and contracts; * Development of KPIs and SLAs for Administrative Services, as well as matrix reporting and presentations to Corporate Management and local Operations Directorate, particularly for budget and project approvals; * Preparation of annual budgets and expense and investment accountability reports; * Conducting inspections of building facilities—including courtyards, corridors, and common areas—to assess repair or cleaning needs, and verify the operational status of electrical and plumbing systems, elevators, and other equipment; * Scheduling preventive and corrective maintenance for damaged structures, prioritizing repairs that pose risks to personnel safety, operations, or visual appearance; * Inspecting landscaping and gardening teams, ensuring consistent maintenance of these areas; * Tracking open service requests until resolution, generating relevant performance indicators; * Managing the workforce by identifying development needs and implementing individual development plans to ensure employee retention, motivation, and sustained performance; * Identifying opportunities for continuous process improvement by evaluating critical and recurring issues, analyzing root causes, and proposing implementable alternatives to ensure ongoing functional advancement. 251127020240852124
