Leadership of maintenance teams performing complex building maintenance activities. * Knowledge of operation and maintenance of direct and indirect air conditioning systems (chillers, fan-coils, rooftop units, split systems, and PMOC). * Operation and maintenance of fire protection equipment: sprinklers, motor-pumps, hydrants, emergency lighting, and electronic fire alarm control panels with smoke detection. * Basic Electrical Installation Safety Course (NR 10). * Complementary SEP course (Electrical Power System Safety). * Refrigeration and Air Conditioning Mechanics course. * Maintenance Management and Planning course (TPM, PCM, and RCM). **Your day-to-day responsibilities:** * Conduct technical maintenance controls for existing systems, covering all installed disciplines, accurately identifying risks and proposing corrective actions based on Brazilian standards, project specifications, and maintenance methodologies (TPM, RCM, and PCM). * Develop action plans to mitigate risks in collaboration with store/CD resident teams. * Contribute to the comfort and safety of our internal and external customers by executing facility improvement projects (electrical, air, ventilation, PCI, and specific lighting), managing activity planning, project analysis and scheduling, providing technical field supervision during execution, and ensuring high-quality service acceptance—respecting original design, deadlines, budget, and internal LEROY MERLIN, Brazilian, and international standards. * Implement mandatory preventive maintenance contracts, taking responsibility for Civil, Electrical, Hydraulic, Fire Protection, Generator, Air Conditioning, and Mobility Equipment contracts. * Continuously support capacity building and structuring of store-based maintenance service teams, enhancing team proficiency in maintenance topics and consolidating a culture of prevention, safety, and comfort. * Plan and control maintenance activities, monitoring the schedule established in the LMB Maintenance Program while respecting deadlines and quality requirements. * Collaborate with store teams and contracted companies to implement maintenance procedures (reports, TAGs, and service orders), tools and instruments, as well as organize the maintenance workshop and utility areas, in compliance with LEROY MERLIN standards. * Resolve engineering issues—emergency, chronic, or intermittent—(operational or personnel safety-related) and continuously reduce failure frequency within your region (using RCM, TPM, and PCM tools), technically leading action plans with store teams and maintenance companies to resolve failures impacting sales, personnel safety, and assets. * Support the Maintenance Manager in planning LMB’s annual engineering investment budget. * Identify retrofit or compliance needs for facilities relative to Brazilian standards, providing technical details, cost estimates, and justifications for investment. * Help reduce corrective maintenance expenses and spare parts delivery lead times through evaluation and certification of new regional suppliers for maintenance contracts, implementation of new supply methodologies, procurement of maintenance materials, spare parts supply, and full execution of planned preventive maintenance.
