Job Summary: A professional responsible for planning, scheduling, and managing preventive, corrective, and predictive maintenance across stores, controlling service orders and supporting contract and materials management—with emphasis on efficiency and loss reduction. Key Highlights: 1. Planning and scheduling of store maintenance 2. Management of service orders and third-party contracts 3. Focus on loss reduction and cost optimization Main Responsibilities Plan and schedule preventive, corrective, and predictive maintenance across stores, defining priorities based on criticality (safety, operations, perishables, and service continuity). Develop and maintain the Preventive Maintenance Plan per store and per asset (checklists, routes, frequencies, and standards). **Control and monitor service orders (SO) in the system:** creation, detailing, scheduling, execution, and closure—including root cause/solution and evidence. Schedule maintenance windows during low-traffic hours to avoid operational impact and negative customer experience. Manage backlog and adherence to schedules (rescheduling, pending items, response time, and SLA compliance). Monitor and support third-party contract management (refrigeration, electrical, building, elevators, fire suppression, generators, etc.): scope, work requests, deadlines, measurements, and quality. **Support critical materials and spare parts management (e.g.,** refrigeration components, heating elements, thermostats, fans, circuit breakers, lamps, pumps): requisitions, criticality, consumption, and replenishment. Support improvements to reduce losses and downtime—especially for refrigeration equipment (prevent failures and ensure proper temperature for perishables). Monitor and report maintenance KPIs and prepare reports for management/stores. Support failure analysis (RCA) and action plans to reduce recurrence and costs. Maintain updated technical records (assets, TAGs, manuals, plans, standard times, suppliers). Requirements **Technical or higher education in:** Maintenance, Electromechanics, Electrical Engineering, Mechanical Engineering, Refrigeration, Engineering, or related fields. Experience with PCM / maintenance planning (preferably in retail, supermarkets, facilities, or multi-unit operations). Experience with building maintenance and/or store equipment (commercial refrigeration is a strong differentiator). Knowledge of preventive/corrective maintenance routines and team/third-party scheduling. Experience with CMMS/ERP maintenance systems (any system) and advanced Excel proficiency. Organized, analytical, communicative profile with strong priority management skills. Desirable Qualifications (Preferred) Knowledge of commercial refrigeration (cold rooms, display islands/counters, controllers, defrost cycles, compressors). Familiarity with SLA, contract management, and maintenance cost control. Experience managing operations across multiple stores/units and handling work requests. Experience with KPIs such as MTTR/MTBF, availability, preventive plan compliance, and loss due to breakdowns. KPIs Preventive Plan Compliance (%) per store Response Time / MTTR and recurrence rate of work requests Backlog (hours/weeks) Availability of critical assets (especially refrigeration) Maintenance Costs (internal/third-party, per store) Emergency vs. Scheduled Work Requests
