Focus on organization, attention to detail, and adherence to routines **Position: Real Estate Financial Assistant** We are **Solução Imobiliária**, and we are looking for a Real Estate Financial Assistant to oversee the financial health of our rental portfolio, ensuring security for the company, property owners, and tenants—guided by ethics, transparency, and a high level of organization. Main Responsibilities * Perform **rental accounts receivable management**: daily bank statement reconciliation, identification of credits, clearing paid bank slips (boletos), controlling disbursements to property owners, and reconciliations. * Manage the **financial aspects of rental contracts** (entry, tenancy, and exit), including activations, terminations, rent adjustments, and recording of charges such as IPTU (property tax), garbage collection fees, condominium fees, insurance, etc. * Handle the real estate agency’s **accounts payable** (fixed expenses, suppliers, payroll, and taxes) and provide support to accounting. * Structured **delinquency management**, including collections, recording contact attempts, formalizing payment agreements, and monitoring their fulfillment. * Engage in **financial communication with clients and internal departments**, via email, phone, and WhatsApp—using clear, technical, and welcoming language. Daily Activities * Access bank accounts, verify balances, identify deposits/transfers, and correctly link each amount to the corresponding contract in the rental management system. * Clear bank slips (boletos) paid via bank transfer/PIX/deposit to avoid unjustified open items. * Activate contracts in the system on the same day keys are handed over, and calculate full termination settlements—including all pro-rata items. * Monitor and record delinquencies, send notifications, initiate credit bureau reporting where permitted, and track agreed-upon payment plans. * Respond to emails and WhatsApp messages from the department within the same business day, logging pending items in a checklist. * Support monthly routines such as payroll processing, tax payments, fixed expense payments, disbursements to property owners, insurance updates, and annual DIMOB filing. Requirements * **Education:** Completed high school. Technical or undergraduate studies in progress in Administration, Accounting, Law, Production Engineering, or related fields are desirable. * Experience with **financial routines** (accounts payable/receivable, reconciliations, bank slips, internet banking). * Proficiency in computer use and internet navigation, and ability to quickly learn **real estate management systems**, bank slip issuance, and electronic invoices. * Basic knowledge of **tenancy legislation** (Brazilian Tenancy Law, interest rates, penalties) is a plus. * Familiarity with Excel/spreadsheets.
