* **JOB MISSION** Perform general repairs throughout the company premises, including painting, masonry, plastering, and flooring work, as well as periodic maintenance of the condominium’s hydraulic network. Perform basic operations on the refrigeration system, such as parameterization, operation, and maneuvering of air conditioning piping; operate pumps, compressors, fan coils, and cooling towers; and carry out basic autonomous maintenance activities, such as cleaning the cooling tower, replacing filters, changing and replenishing oil, and verifying instrument functionality. The Maintenance Technician is responsible for painting pipelines, grilles, gates, columns, floors, ceilings, and walls in general; performing preventive and corrective maintenance on the hydraulic system; conducting routine inspections of hydraulic pumps and restrooms to ensure their proper operation; identifying and carrying out repairs on roofs; and organizing the maintenance workshop. **MAIN RESPONSIBILITIES \- What and How?** -------------------------------------------------- Perform painting and touch-up work throughout all areas of the shopping center, using PVA, enamel, epoxy, or acrylic paint in areas requiring it. Paint tables, chairs, cabinets, doors, and windows where necessary. Prepare surfaces (sanding, applying plastic filler, plaster, etc.) before final painting. Carry out masonry and plastering services and repairs throughout all areas of the condominium, including walls, columns, floors, sidewalks, and ceilings, supporting civil maintenance activities at the property. Perform minor demolition work. Ensure proper removal of construction debris. Fabricate access hatches, walls, and concrete boxes. Periodically inspect water tanks and artesian wells, including the hydraulic network and consumption meters. Conduct periodic inspections of the restroom hydraulic network; pump house, drinking fountains, urinals, toilets, traps, flush valves, and accessories. Replace valves, faucets, and traps whenever necessary, and clean bellows-type boxes. Unclog the sewage network and toilets (including removal and reinstallation) whenever necessary. Clean the mall’s main sewage network and technical areas. Repair installations when leaks occur. Maintain PVC, carbon steel, cast iron, and copper piping (SPK, fire hydrants, potable water, and gas). Monitor the sprinkler system, depressurizing and pressurizing as needed, and perform MIG, TIG, conventional, oxyacetylene, and tin soldering. Support general area and maintenance activities (area signage, supplying paper for store display windows, assisting landscaping and cleaning teams, erecting temporary fencing, and others). Keep the workplace, maintenance workshop, storage areas, and technical corridors clean and organized. Operate air conditioning equipment by conducting rounds to inspect technical areas, reviewing the incident logbook, starting up and shutting down machines, and performing necessary repairs and operational adjustments. Check water levels in cooling towers, check water levels in tanks and treatment systems, and verify level floats. Inspect pump operation and check oil levels in equipment. Clean cooling towers. Replace and clean fan coil filters, drinking fountain filters, and ventilation and exhaust system filters. Monitor the system by reading instruments and alarms, such as outdoor temperature, chilled water temperature, air humidity, and wet-bulb temperature. Respond to customer/tenant service calls to identify issues with hydraulic and air conditioning systems and correct them if possible. Otherwise, provide appropriate guidance for the tenant to contact their own maintenance team.
