




Job Summary: Responsible for supervising building maintenance activities, managing multidisciplinary teams, and ensuring operational efficiency and safety. Key Highlights: 1. Ensuring safety and operational efficiency Responsible for supervising the building maintenance activities of the project, covering electrical, air conditioning, civil, hydraulic, and planning teams. Directly manages the team, monitors daily activities, controls resources, plans maintenance tasks, and ensures compliance with safety and operational efficiency standards. Responsibilities: * Develop and implement preventive and corrective maintenance plans together with the Planner; * Coordinate and monitor daily and weekly task execution, adjusting schedules according to emergent demands; * Prepare and review periodic maintenance plans for electrical, hydraulic, and civil systems; * Manage and motivate technical teams in electrical, civil, and other areas, promoting technical and behavioral training; * Provide continuous feedback to team members, evaluate performance, and implement corrective actions when necessary; * Ensure workplace safety and proper use of PPEs and tools; * Monitor execution of preventive and corrective maintenance on electrical systems, panels, generators, lighting, air conditioning, and building infrastructure; * Supervise service quality, ensuring compliance with technical standards and established specifications; * Conduct daily inspections of critical technical areas, identifying anomalies and reporting them to OPUS and GOS management; * Control and monitor material and equipment usage, preventing waste and ensuring operational efficiency; * Monitor departmental budget, adjusting demands to avoid excessive costs; * Maintain constant communication with GOS management to align priorities and resolve issues; * Supervise external vendors performing specialized services or renovations, ensuring scope and schedule compliance; * Address technical requests from tenants, providing guidance and/or coordinating emergency repairs as needed; * Monitor and follow up with GOS client regarding login/access for all OPUS employees; * Prepare monthly work schedules for team members and submit them to OPUS Management; * Jointly prepare, with OPUS Coordination, the Monthly General Maintenance Report (RGM) for submission to GOS Holding; * Organize records of OPUS technical team work forms (uniforms / PPEs / tools); * Apply administrative/disciplinary sanctions to the OPUS team; * Promote incentive and recognition programs to foster a collaborative and motivating environment; * Implement professional and technical development initiatives for team members.
