Here, our culture reflects how we act, our values define who we are, and our goals determine what we will achieve! **Responsibilities and Duties** Oversee quality control of outsourced and in-house services related to conservation, cleaning, maintenance, air conditioning systems, security, as well as hygiene of stores and shopping centers, through SLA measurements of third-party companies, other maintenance management tools, and activity inspections. Perform billing for Common and Specific Condominiums, ensuring compliance with the approved budget, and submit monthly financial reports, providing the Operations Manager with necessary information for decision-making and interfacing with the Administrative Management team for effective management of shopping center resources and cash flow. Coordinate interfaces and schedules among various operational departments to ensure execution of repairs and related activities. Hold periodic meetings with third-party supervisors to improve service delivery. Conduct systematic and daily rounds throughout the shopping center premises to evaluate third-party service performance, documenting irregularities with photos and forwarding them to responsible parties—including maintenance, security, cleaning, and parking services. Directly contact store owners to ensure requests and guidance regarding quality and conservation are clearly understood. Analyze and take action on issues raised by the “Mystery Shopper” program and other area performance indicators. Respond to customer service (SAC) complaints under your responsibility. Monitor and analyze parking revenue operations via periodic reports, aiming to control revenues and expenses generated by parking. Issue periodic reports on pedestrian and vehicle traffic flow, enabling historical analysis and demonstrating trends in foot and vehicle traffic at the property. Record, monitor, evaluate, and seek optimization of electricity and water consumption, as well as other maintenance-related expenses, aiming to reduce consumption through practical, low-impact operational solutions, thereby lowering condominium expenses and accurately allocating cost-center divisions. Monitor, analyze, inspect, and supervise renovation projects for stores and common areas, performing analyses, site visits, reporting, and addressing non-conformities to standardize stores according to technical specifications. Monitor and manage preventive and corrective actions related to items assessed by the Mystery Shopper program concerning maintenance, addressing non-conformities and improving other items to enhance comfort for customers and tenants. Monitor, verify, and provide the Operations Management team with necessary information for preparing the Monthly Operational and Performance Report (RMD), enabling the developer and executive board to track costs and activities carried out at the property. Provide support to tenants and third parties, answering questions and assisting with matters related to the maintenance department to ensure smooth operations.
