Key Responsibilities: * Monitor and report discrepancies related to construction projects and unit infrastructure, ensuring compliance with guidelines and regulations; * Execute planned operational activities alongside the maintenance team; * Analyze Operations area performance indicators, present findings to Management, and propose improvements; * Analyze and propose improvements to condominium utility consumption reports (water, electricity, and air conditioning); * Ensure adherence to deadlines and contractual obligations, as well as collection of documentation from third-party service providers (parking and maintenance); * Support the preparation and monitoring of the annual Operations budget; * Implement processes outlined in the Operations Handbook under the Excellence Program. Requirements: * Bachelor’s degree completed in Engineering or Architecture; * Intermediate to advanced Excel proficiency; * Knowledge of operational performance indicators (energy and water consumption, supplies); * Budget knowledge (how it works and how to monitor it); * Knowledge of building maintenance (preventive, corrective, and predictive); * Basic understanding of third-party contracts. Preferred Qualifications: * Power BI knowledge; * Prior experience as a technician (Mechanical, Electrical, Construction); * Familiarity with equipment maintenance (air conditioning systems – chillers and TAG (chilled water tanks), TAP (potable water tanks), escalators, and elevators); * Ability to read complementary project drawings (electrical, hydraulic, air conditioning, etc.).
