Senior Real Estate Legalization Analyst (Architect / Building Technician or Civil Engineer, currently studying or graduated) Position Summary Technical and strategic involvement in managing real estate legalization processes, asset regularization, and project approvals with public agencies and utility concessionaires. The professional will be responsible for technical analyses, feasibility study preparation, regulatory compliance monitoring, and management of critical deadlines throughout these processes. Responsibilities Lead real estate legalization processes, including construction permits, renovation and expansion permits, regularization procedures, occupancy certificates (Habite-se), environmental licenses, sanitary licenses, and operating licenses. Prepare, review, and coordinate AVCB (Fire Prevention and Control Certificate) and PPCI (Fire Prevention and Control Plan) projects, including emergency evacuation routes, layouts, signage, and compliance with Fire Department regulations. Conduct detailed technical analyses of projects and documentation, ensuring adherence to municipal, state, and federal legislation, technical standards, and utility concessionaire requirements. Prepare and review technical opinions, EVTL (Technical-Legal Viability Reports), EVL (Legal Viability Reports), technical-legal feasibility studies, and executive reports to support decision-making. Develop and integrate hydrosanitary projects and other complementary projects, ensuring technical feasibility and regulatory compliance. Prepare and manage technical and regulatory schedules, monitoring critical deadlines, dependencies, and deliverables. Produce technical reports, descriptive memoranda, and formal records documenting process progress. Serve as the technical liaison with city halls, secretariats, notary offices, utility concessionaires, and the Fire Department, tracking approval processes and responding to official requests. Monitor changes in urban planning, environmental, sanitary, and fire safety legislation, assess their impacts, and advise relevant departments. Conduct regulatory research, feasibility analyses, and technical surveys to develop solutions aligned with the legal context. Perform technical site visits, inspections, and field monitoring when required. Requirements Experience in real estate legalization, asset regularization, and project approvals with public agencies. Proficiency in urban planning, building, environmental, sanitary, and fire safety legislation. Knowledge of AVCB and PPCI projects and emergency evacuation routes. Technical knowledge of hydrosanitary projects and ability to read complementary project drawings. Advanced proficiency in AutoCAD. Ability to manage multiple concurrent processes, critical deadlines, and risk mitigation. Analytical, organized, proactive, and results-oriented profile with attention to detail. Willingness to travel as required by projects.
