




**JOB DESCRIPTION** The Legalization Analyst will play a technical and strategic role, ensuring compliance and expediting the approval processes for Urban Planning Projects (land subdivisions), Civil Projects, Infrastructure Projects, and Environmental Projects—with a primary focus on ensuring that documentation and processes advance efficiently, securely, and accurately. **Responsibilities and Duties** **Your Key Deliverables** * Ensure legal and technical compliance of developments * Ensure all urban, civil, infrastructure, and environmental projects comply with municipal, state, and federal legislation, applying critical analysis and verifying regulations, requirements, and administrative procedures. Act according to the demands of each project phase, following the approval workflow. * Manage and monitor approval processes with public agencies * Monitor the progress of subdivision, condominium, and other real estate development applications at relevant agencies and protocol departments (by phone and in person), tracking deadlines, requirements, technical feedback, and document updates—ensuring continuous advancement of processes. * Organize, verify, and maintain up-to-date technical and legal documentation * Structure project folders, verify documents, validate project versions, and ensure all documentation required for approvals is complete, accurate, and readily accessible. Track expiration dates of documents such as permits, decrees (Municipality/State), AVTO – Technical Inspection License for Construction Works—according to each case’s urgency. * Monitor the development and progression of architectural, urban, and complementary projects * Collaborate with internal teams (engineering) and external professionals (architects and designers), review deliverables, analyze inter-disciplinary consistency, and guide adjustments to meet technical standards and legal requirements, in accordance with Federal Law No. 6,766 – Urban Land Subdivision Act. * Guarantee legal security and accuracy throughout real estate development processes by leveraging analytical ability, organizational skills, and attention to detail—avoiding inconsistencies, minimizing rework, and ensuring process efficiency. * Serve as the liaison between the legalization department, technical teams, and management * Provide direct support to the Legalization Manager, communicating updates, risks, pending items, and process status, while aligning necessary actions to keep projects moving forward. * Support the department’s cash flow operations—including payment of fees and related expenses via the Sankhya system—as needed. **Requirements and Qualifications** **Technical Requirements** Education: Completed Bachelor’s degree in Civil Engineering or Architecture and Urban Planning. **Desired Behavioral Skills** Experience in project legalization and preparation of documentation required for public agency approvals. Experience in activities related to Real Estate Development (subdivisions and condominiums), particularly within Product and Project Development.
