DESCRIPTION **JOB TITLE:** Projects and Approvals Coordinator \- Subdivision **REPORTS TO:** Engineering and Projects Manager DETAILED JOB DESCRIPTION **FUNCTIONAL RESPONSIBILITIES:** * Manage urban, sanitation infrastructure, environmental, urban planning, and geotechnical projects, covering their development and approval. * Manage the subdivision legalization process with public agencies and utility concessionaires, including Municipal Government, GRAPROHAB, CETESB, water and sewage concessionaires, notaries, and other required permits. * Ensure preparation and development of legal and complementary projects. * Prepare memoranda, drafts, certificates, and other relevant documents for subdivision regularization and registration. * Support the new business area with the Business Plan by conducting feasibility studies for prospective land areas. * Monitor construction completion, subdivision delivery, and issuance of environmental licenses. * Issue subdivision TVO (Technical Verification Opinion), Certificate of Occupancy (Habite-se), and related documents. * Ensure fulfillment of all counterparty obligations for full regularization of developments. * Define team roles and responsibilities, monitor and measure individual and collective performance. * Actively collaborate with the Engineering department to coordinate projects and address other project-related needs. * Procure vendors and manage complementary projects. REQUIREMENTS TECHNICAL SKILLS * Prior experience managing projects and approvals for residential, commercial, and industrial subdivisions. * Previous experience with urban and complementary projects. * Experience coordinating subdivision projects. EDUCATION * Bachelor's degree in Civil Engineering or Architecture. * Postgraduate studies, MBA, or other academic enhancement courses in related fields are desirable. * Active and valid CREA and/or CAU registration.
