Focus on continuous improvement and stakeholder satisfaction **Mission**: Coordinate and supervise the shopping center's facilities operations, ensuring excellence in the management of parking, cleaning, pest control, landscaping, and CAPEX/OPEX administration for these areas, thereby guaranteeing tenant and customer satisfaction through high standards of quality, safety, and operational efficiency. **REQUIREMENTS** * **Education**: Bachelor's degree in Business Administration, Engineering, or related fields * + Preferred: Postgraduate degree or MBA in Facilities Management, Business Administration, Operations Management, or related areas. * **Experience**: Coordination or supervision of operations, preferably in shopping centers, corporate buildings, hospitals, or facilities * + Preferred: Experience in contract, supplier, and budget (CAPEX/OPEX) management; Facilities and building operations management * **Differentiators**: Experience with management systems (CMMS — Computerized Maintenance Management System); Knowledge of quality, sustainability, and environmental management. **MAIN RESPONSIBILITIES** **Operational Coordination** * Coordinate parking, cleaning, pest control, landscaping, and other operational services, ensuring quality, efficiency, and timely delivery. * Supervise in-house and outsourced teams, promoting engagement, operational discipline, and productivity. * Implement, standardize, and monitor SOPs (Standard Operating Procedures) across all areas under responsibility. * Conduct periodic inspections of operational areas to identify failures, risks, and opportunities for improvement. * Ensure compliance with occupational health and safety regulations and applicable legislation, proactively mitigating risks. **Financial Management** * Develop, monitor, and control CAPEX and OPEX budgets for coordinated areas. * Monitor and analyze cost indicators, proposing optimization actions and expense reduction without compromising quality. * Manage investments in infrastructure improvements, renewal, and maintenance. * Prepare financial and operational performance reports, consolidating analyses for management review. **Supplier and Contract Management** * Manage service provider contracts (e.g., cleaning, landscaping, pest control, parking). * Lead quotation processes, negotiations, and supplier evaluations, ensuring a balanced approach among cost, quality, and efficiency. * Monitor SLAs, KPIs, and performance indicators for contracted services. * Conduct alignment, evaluation, and feedback meetings with suppliers to ensure adherence to contractual scope. **Stakeholder Interfaces (Tenants, Customers, and Internal Departments)** * Address tenant operational requests by providing agile and effective solutions. * Conduct meetings with tenants to communicate initiatives, clarify doubts, and collect feedback. * Interact with shopping center customers to resolve incidents and ensure high satisfaction levels. * Participate in operational committees, presenting results, indicators, and action plans. **Indicators, Monitoring, and Continuous Improvement** * Establish, monitor, and analyze operational KPIs, such as: * + Cleaning index + Parking occupancy and performance + Customer satisfaction + Service provider SLA indicators * Propose, structure, and execute projects for **continuous improvement** and **operational innovation**. * Prepare periodic management reports containing analyses, diagnostics, and action plan breakdowns. * Ensure achievement of targets and objectives defined in the operational plan. **Internal Processes and Compliance** * Maintain the HR process map updated and strictly follow established procedures. * Comply with occupational safety rules and procedures. * Request and use PPE/collective protective equipment (CPE) when required. * Control records per SGI requirements. * Perform related tasks as requested by immediate supervisor. **Authority of the Position**: Refuse to perform or interrupt work activities upon identifying a serious and imminent risk to life or health, immediately notifying the direct supervisor. **Location**: Shopping Center — Vitória/ES **Working Hours**: Commercial hours, with availability to work weekends, holidays, and extended hours according to operational needs **Availability**: For occasional travel and emergency response.
