




* **JOB MISSION** Responsible for performing preventive, predictive, and corrective maintenance and operations in low and high voltage electrical installations in all switchgear rooms and substations of the Shopping Mall (operations and maintenance in medium and high voltage limited to professionals with technical training in electrical or electro-technical fields). Responsible for the operation and maintenance of refrigeration system equipment (chillers, cooling towers, fan coils, and chemical dosing systems for chilled water), as well as providing emergency support to stores, ensuring proper standards in the building's air conditioning system. Responsible for the operation and execution of maintenance on the shopping mall's lighting systems. Responsible for maintaining building automation systems, refrigeration, alarm and monitoring systems, and supporting parking equipment. Support the operation and execution of general maintenance in the shopping mall, such as civil works, painting, carpentry, piping, water pumps, potable and rainwater reservoirs. The Maintenance Technician is responsible for preventive and corrective maintenance of electrical installations, routine inspection of lighting, air conditioning systems, booster pump operation, identifying issues in climate control systems, providing emergency assistance to stores with electrical or air conditioning problems, and responsible for organizing and cleaning the CAG, CM's, SE, and Maintenance Workshop. **MAIN RESPONSIBILITIES – What and How?** -------------------------------------------------- Perform preventive maintenance on the condominium's electrical system, including: low/high voltage, main distribution panels, mall lighting panels, metering centers, generators, telephone systems, and others. This process includes properly completing maintenance requests generated by the management system. Perform corrective maintenance on the electrical system whenever components fail or lose performance, affecting the shopping mall's operations. Conduct routine inspections in areas such as CM's, pump houses, elevator machine rooms, escalator machine rooms, mall corridors, external mall areas, and rooftops to identify potential maintenance opportunities. Maintain organization of the maintenance workshop. Operate and perform maintenance on air conditioning equipment, conducting rounds to inspect technical areas, reviewing incident logs, checking cooling tower water levels, checking water tank levels, verifying pump operation, checking equipment oil levels, and starting machines. Perform preventive maintenance on equipment according to schedule and corrective maintenance whenever necessary. Monitor the air conditioning system by collecting data on external temperature, chilled water temperature, air humidity, wet bulb temperature, generating graph prints, and archiving information. **OBSERVATIONS** --------------- Technical Course in Electrotechnics, Electrical, Electronics, or Refrigeration. Incomplete Higher Education in Civil, Electrical, or Mechanical Engineering (a plus)
