Project development and coordination with public agencies **Description and Responsibilities:** **Working Hours:** Monday to Friday, standard business hours **Level:** Professional **Employment Type:** Permanent – CLT **All our positions are inclusive for persons with disabilities (PcD)** * Prospect and assess strategic areas for landbank expansion and generation of new businesses for Grupo Stéfani Ribeirão Diesel. * Actively prospect plots and land parcels with potential for real estate development within the interior of São Paulo state, aligned with company strategy. * Conduct preliminary feasibility studies covering technical, urban, environmental, and market aspects for land acquisition. * Develop massing analyses and project parametrizations for land subdivision, considering current legislation and municipal guidelines. * Perform site surveys and registration of land areas, including documentary analysis, property registration, zoning, and legal restrictions. * Conduct inquiries and follow-up with public agencies to verify urban, environmental, and infrastructure guidelines. * Maintain active relationships with real estate brokers, landowners, and strategic partners. * Conduct technical site visits to evaluate topography, access routes, existing infrastructure, and surrounding urban environment. * Support land acquisition negotiations by providing technical inputs and economic feasibility studies. * Prepare technical and commercial presentations for internal committees, partners, and landowners. * Support the structuring of commercial proposals and memoranda of understanding for acquisition or partnership. * Monitor market indicators and urban expansion trends to identify strategic opportunities. **Requirements:** **Technical Competencies:** Bachelor’s degree in Civil Engineering, Architecture and Urban Planning, or related fields; advanced proficiency in Microsoft Office. Experience in land prospecting and knowledge of urban legislation and project approval processes.
