Selling a reclining and pull-out sofa

Selling a reclining and pull-out sofa; some minor repairs may be needed if required. It has a few stains and one tear, as shown in the photo. At the time of purchase, I paid R$ 4,000, and it is very comfortable. It unfolds and converts into a bed. I could easily have it professionally cleaned and repair the tiny tear visible in the photo — only that tear and the stains. However, it is too large for my current apartment; previously, I lived in a house. Defect/damage: Only one tear caused by my dog and a few stains
