Job Summary:
A professional responsible for managing condominium operations, optimizing costs, ensuring legal compliance and effective communication between residents and management, as well as supervising services and mediating conflicts.

· Conduct needs assessments and improvement identification for the condominium through inspections with building managers and portfolio teams, in order to produce budgets and procurement maps for proper analysis;
· Monitor contracts with suppliers and service providers, ensuring quality and compliance with legislation;
· Propose actions aimed at reducing costs to maintain operational efficiency;
· Ensure clear and accessible communication using various channels such as bulletin boards, mobile applications, e\-mails, and in\-person or virtual meetings;
· Draft transparent and objective notices and informational bulletins regarding maintenance activities, decisions, and condominium events;
· Monitor the communication routines adopted by building managers concerning operational and day\-to\-day condominium matters, ensuring information is conveyed efficiently and consistently;
· Remain constantly aligned with portfolio managers regarding important information that may need to be communicated to residents, promoting uniformity in communication and strengthening trust in management;
· Act as a mediator in conflicts among residents, fostering a harmonious and respectful living environment;
· Respond promptly to residents’ questions and requests, ensuring efficient and personalized service;
· Supervise the execution of maintenance, cleaning, landscaping, and security services within the condominium via a scheduled visit/inspection agenda;
· Conduct periodic inspections to identify repair and improvement needs, presenting action plans and budgets for approval at general assemblies when necessary;
· Coordinate and monitor construction projects, renovations, or emergency interventions through building and portfolio managers, ensuring quality and adherence to deadlines.
· Attend general assemblies and meetings to support the Condominium Manager;
· Ensure compliance with the condominium bylaws and internal regulations, including the application of administrative sanctions where required;
· Guarantee that all departmental activities comply with applicable condominium legislation and current regulations;
· Monitor the validity and completeness of condominium documentation, ensuring it remains up\-to\-date and compliant with legal and regulatory requirements;
· Track contractual deadlines for suppliers and service providers, evaluating the need for renewals, modifications, or replacements of companies—always prioritizing service quality and efficiency;
· Plan and develop the Condominium Management schedule to provide support to the Condominium Manager;
Salary: R$4\.000,00 \- R$5\.000,00 per month
