Financial and Business Management * Budget Planning: Develop and consolidate information for the annual budget plan of the asset management area; * Business Plan: Prepare and monitor the Business Plan (BP), occupancy plans, cash flow projections, and financial engineering for projects; * Economic Feasibility: Analyze the economic feasibility of new projects, considering return on investment, scenarios, and risks; * Financial Engineering: Structure the financial engineering of projects to ensure their viability and profitability. Asset Development and Management * Revenue Generation and Sustainability: Design and implement strategies to ensure continuous revenue generation and long-term sustainability of FEAC Foundation’s assets. Project Management and Execution * Development Management: Supervise development management and construction of new assets, ensuring quality, timelines, and budget adherence. Partnerships and Institutional Relations * Strategic Partnerships: Establish partnerships with developers, construction companies, and other stakeholders; * Partner Meetings: Participate in periodic meetings with partners and stakeholders to jointly develop projects; * Neighborhood Association: Act as liaison in neighborhood association processes, ensuring alignment of interests; * Legal Interface: Collaborate with the legal department in structuring business deals and resolving legal matters; * Institutional Relations: Maintain and strengthen relationships with the real estate market and other stakeholders. Governance, Compliance, and Risk Management * Governance: Ensure compliance with internal policies and external regulations; * RFP (Request for Proposal): Prepare and manage proposal solicitation processes with partners; * Risk Management: Structure and monitor the risk management plan, ensuring mitigation of issues and continuity of projects. Support to Socioeducational Superintendency (SSE) Projects: * Technical leadership of socioeducational projects linked to real estate development, integrating territorial, urban, and social dimensions. Participation in drafting territorial development plans for surrounding communities, considering impacts and opportunities. * Coordination with partners and stakeholders to align expectations, build consensus, and integrate social objectives with project guidelines, focusing on governance and risk mitigation. * Technical coordination of construction projects for public facilities and social service infrastructure, including partnership articulation and implementation strategies with stakeholders and public authorities. * Participation in Technical Advisory Committees, supporting the Socioeducational Superintendency’s activities related to asset qualification and strengthening of the asset base for long-term sustainability. **REQUIREMENTS:** **Education:** Bachelor’s degree in Architecture or Civil Engineering, plus postgraduate studies or an MBA in related fields. **Experience:** Proven track record in real estate development, asset management, and market analysis. **Technical Knowledge:** Microsoft Office Suite; Advanced Excel proficiency; MS Project; Financial planning; Project management; Contract management; Team management; Preferred: Power BI knowledge. **Languages:** Fluent/advanced English.
