




Responsible for supervising facility maintenance activities at the Shopping, covering electrical, air conditioning, civil, plumbing, and planning teams. Directly manages the team, monitors activities, controls resources, plans maintenance tasks, and ensures compliance with safety and operational efficiency standards, reporting to the Maintenance Coordinator. Responsibilities: * Develop and implement preventive and corrective maintenance plans together with the Planner; * Coordinate and monitor daily and weekly task execution, adjusting schedules according to emergent demands; * Prepare and review periodic maintenance plans for electrical, hydraulic, and civil systems; * Manage and motivate technical teams in electrical, civil, and other areas, promoting technical and behavioral training; * Provide continuous feedback to employees, evaluating performance and implementing corrective actions when necessary; * Ensure workplace safety and proper use of PPE and tools; * Monitor the execution of preventive and corrective maintenance on electrical systems, panels, generators, lighting, air conditioning, and building infrastructure; * Supervise the quality of services performed, ensuring compliance with technical regulations and established standards; * Daily inspection of critical technical areas, identifying anomalies and reporting to OPUS and GOS management; * Control and monitor the use of materials and equipment, avoiding waste and ensuring operational efficiency; * Monitor the department's budget, adjusting demands to prevent excessive costs; * Maintain constant communication with GOS management to align priorities and resolve issues; * Supervise external vendors during specialized services or renovations, ensuring work is completed within scope and timeline; * Address technical requests from tenants, providing guidance and/or coordinating emergency repairs when necessary; * Monitor and follow up with the GOS client regarding login/access for all OPUS employees; * Prepare monthly work schedules for employees to submit to OPUS Management; * Prepare monthly, together with OPUS Coordination, the RGM - General Maintenance Report, for submission to GOS Holding; * Organize records of work logs for the OPUS technical team (Uniforms / PPE / Tools); * Apply administrative/disciplinary sanctions to the OPUS team; * Promote incentive and recognition programs, creating a collaborative and motivating environment; * Implement professional and technical development initiatives for team members.
