Job Summary: Lead the maintenance team of a shopping mall, ensuring continuous operation of facilities and managing internal and outsourced services across various technical areas. Key Highlights: 1. Interface with tenants and operational control **MISSION**: Ensure the smooth operation of the shopping mall’s maintenance activities by leading the shift team, overseeing internal and outsourced services, and guaranteeing proper execution of electrical, mechanical, civil, and refrigeration tasks. Monitor KPIs, contracts, materials, and budget; support operations and tenant service delivery while promoting safety, quality, and operational continuity of facilities. **REQUIREMENTS** * **Education**: Bachelor’s degree in Mechanical Engineering, Electrical Engineering, or related fields. * + **Preferred**: Postgraduate degree in related fields. * **Experience**: Experience in maintenance activities. (For internal promotions, experience gained within the company is acceptable.) * + **Preferred**: Knowledge of electrical and mechanical technical drawing; AutoCAD proficiency; SAP system familiarity; expertise in electrical, mechanical, and refrigeration automation. (For internal promotions, experience gained within the company is acceptable.) **Main Responsibilities** **Leadership and supervision of maintenance teams** * Direct, guide, and supervise the shift team’s activities in electrical, refrigeration, mechanical, and civil areas. * Conduct periodic meetings and technical training sessions to ensure operational alignment and team development. * Review Work Orders (WOs) executed by the team, assessing quality, timeliness, and adherence to technical procedures. **Service provider management** * Monitor, inspect, and evaluate third-party companies responsible for: * + Power generator sets + Automation of the chilled water system + Chiller maintenance + Telecommunications + Refrigeration + Civil works * Ensure service quality, contractual compliance, and activity safety. **Operational support and tenant interface** * Respond to tenant service requests submitted via the tenant support portal, ensuring promptness, accuracy, and clear communication. * Interact directly with tenants to clarify technical issues, update on request status, and monitor interventions. **Materials and administrative process management** * Request consumable and operational materials from the warehouse. * Prepare procurement requests for materials and services, specifying scope, quantities, and technical specifications. * Prepare daily service reports to feed operational controls and performance indicators. **Projects, KPIs, and financial control** * Analyze and support the execution of **various maintenance and infrastructure-related projects**. * Assess operational costs and propose efficiency-improvement solutions. * Evaluate technical performance indicators (KPIs) and suggest continuous improvement initiatives. * Manage the department’s budget, contributing to forecasting and waste reduction. **Contract management** * Draft, review, and manage maintenance-related service provider contracts. * Monitor contract validity, scope, performance, and compliance. **Regulations, safety, and procedures** * Ensure compliance with occupational health and safety regulations. * Request, track, and ensure appropriate use of PPE and collective protective equipment (CPE) by the team. * Follow internal procedures and maintain records per the Integrated Management System (IMS). * Perform related duties as requested by the Maintenance Coordinator, maintaining ongoing communication regarding critical incidents. **Authority of the Position** Refuse to perform or interrupt work upon identifying a serious and imminent risk to one’s life or health, immediately notifying the direct supervisor. **Notice Regarding Sensitive Personal Data and Consent** By voluntarily proceeding with this recruitment and selection process and providing sensitive personal data, you acknowledge and consent to the processing of such data solely for recruitment and selection purposes, as stipulated in our Terms of Use and Privacy Notice.
