




We are looking for an **Operational Coordinator** to manage a residential condominium, responsible for the operational, administrative, and financial management of the property, ensuring service quality, compliance with legal regulations, and excellence in resident service. **Key Responsibilities:** * + **People and Third-Party Management:** Lead, develop, and engage internal teams and service providers. + **Governance and Alignment:** Conduct periodic meetings, monitor performance, and ensure adherence to guidelines. + **Contractual and Legal Management:** Manage contracts, due dates, renewals, legal obligations, and legal requests. + **Negotiation and Procurement:** Negotiate contracts, review quotations, prepare budgets, and validate procurement processes. + **Maintenance and Operations:** Coordinate preventive and corrective maintenance, ensuring the property’s integrity. + **Processes and Continuous Improvement:** Analyze, implement, and optimize operational processes and procedures. + **Auditing and Compliance:** Conduct internal audits, address findings, and implement corrective actions. + **Indicators and Performance:** Monitor, analyze, and optimize condominium performance indicators. + **Institutional Relations:** Maintain active relationships with the condominium administrator (syndic), clients, tenants, owners, and headquarters. + **Service and Communication:** Respond to requests, complaints, and suggestions with a solution-oriented and institution-aligned approach. + **Financial Management:** Control expenses, ensure budgetary compliance, and approve payable accounts with syndic validation. + **Safety and Compliance:** Monitor use of PPEs and compliance with safety regulations. + **Revenue and Delinquency Management:** Manage collection processes aimed at revenue recovery. + **Reporting and Controls:** Prepare management reports, operational schedules, and official communications. **Job Requirements:** * Previous experience in residential condominiums * Strong verbal and written communication skills * Organization, agility, and attention to detail * Basic/intermediate Microsoft Office proficiency * Professional demeanor with focus on customer service and contract management. **If you identify with this opportunity and want to join a team that values professional growth and excellence, send your resume and participate in our selection process.**
