




Description: * PROFESSIONAL EXPERIENCE: Minimum 2 years of experience in the Finance area (knowledge of project economic feasibility is a plus). * EDUCATION: Bachelor’s degree in Business Administration, Accounting, or Economics is preferred. * CERTIFICATIONS: Completion of professional development courses related to the field of expertise is preferred (a plus). * SYSTEMS: Familiarity with SENIOR MEGA system is preferred (a plus), Advanced Excel (mandatory), Power BI (a plus). MAIN RESPONSIBILITIES: 1. Cash Flow and Budgeting Support: * Assist in preparing and consolidating cash flow monitoring for real estate development projects. * Support the review and maintenance of budgets (forecast vs. actual) in company systems/spreadsheets. * Monitor budgeted vs. executed performance (financial and physical) in coordination with construction controllership, compiling information for managerial analysis. * Monitor real estate development payments in the ERP system (Class/Cost Center/Project) and report any deviations. 2. Data Collection and Report Preparation: * Collect and update monthly the database containing results from real estate development projects. * Prepare information for monthly closing, supporting dissemination and preliminary analysis of project results. * Gather data and consolidate managerial and economic-financial reports to meet requirements across various company departments, under supervision. * Support the preparation of presentations featuring financial and project performance indicators. 3. Financial Processes and Routines: * Submit debit note requests to the responsible department as instructed. * Monitor construction financing contracts in coordination with the finance department. * Support the team in implementing new reports and identifying opportunities to improve financial control processes. * Provide support to other team members and the real estate development department in daily routines and operational queries. 4. Project Financial/Economic Feasibility: * Update assumptions in feasibility studies according to requirements from the real estate development departments. * Submit all adjustments for validation by the responsible manager and controllership, ensuring data consistency. * Support scenario analysis studies by compiling data, comparing key indicators (NPV, IRR, Margin), and assisting in preparing presentations of results. * Assist in identifying improvement opportunities by gathering relevant information and data to serve as a basis for optimizing project efficiency. 2512210202551891441
