The Maintenance Technician performs general repairs, including painting, masonry, plastering, and flooring, as well as maintenance of hydraulic networks and basic operations on refrigeration systems.

* **JOB MISSION**
Perform general repairs throughout company premises, including painting, masonry, plastering, and flooring services, as well as periodic maintenance of the condominium’s hydraulic network. Perform basic operations on refrigeration systems, such as parameterization, operation, and pipeline maneuvers for air conditioning systems; operate pumps, compressors, fan coils, and cooling towers; and carry out basic autonomous maintenance tasks, including cleaning cooling towers, replacing filters, changing and replenishing oil, and verifying instrument functionality. The Maintenance Technician is responsible for painting pipelines, grilles, gates, columns, floors, ceilings, and walls in general; performing preventive and corrective maintenance on hydraulic systems; conducting routine inspections of hydraulic pumps and restrooms to ensure optimal operation; identifying and carrying out roof repairs; and organizing the maintenance workshop.
**PRIMARY RESPONSIBILITIES – What and How?**

Perform painting and touch-up work throughout all areas of the shopping center using PVA, enamel, epoxy, or acrylic paint where required.
Paint tables, chairs, cabinets, doors, and windows as needed.
Prepare surfaces (e.g., sanding, applying plastic filler, plaster, etc.) prior to final painting.
Perform masonry and plastering services and repairs throughout all areas of the condominium—including walls, columns, floors, sidewalks, and ceilings—to support civil maintenance activities at the facility.
Carry out minor demolition work and ensure proper removal of construction debris.
Fabricate access hatches, walls, and concrete boxes.
Periodically inspect water reservoirs and artesian wells, including hydraulic networks and consumption meters.
Conduct periodic inspections of sanitary hydraulic networks—pump rooms, drinking fountains, urinals, toilets, siphons, flush valves, and accessories.
Replace valves, faucets, and siphons as necessary and clean accordion-type boxes.
Unclog sewage networks and toilets (including removal and reinstallation) as required. Clean the mall’s main sewage network and technical areas.
Perform repairs on installations in case of leaks. Maintain PVC, carbon steel, cast iron, and copper piping (SPK, fire hydrants, potable water, and gas).
Monitor sprinkler systems, depressurizing and pressurizing as needed, and perform MIG, TIG, conventional, oxyacetylene, and tin soldering.
Support general area and maintenance activities (e.g., area signage, supplying paper for store display windows, assisting landscaping and cleaning teams, erecting temporary fencing, etc.).
Keep the workplace, maintenance workshop, storage areas, and technical corridors clean and organized.
Operate air conditioning equipment by conducting rounds to inspect technical areas, reviewing the incident logbook, and starting/stopping machines. Perform necessary operational repairs and adjustments.
Check water levels in cooling towers, reservoirs, and water treatment systems, as well as level floats.
Verify pump operation and equipment oil levels.
Clean cooling towers.
Replace and clean fan coil filters, drinking fountain filters, and ventilation and exhaust system filters.
Monitor the system via instrument readings and alarms—including outdoor temperature, chilled water temperature, air humidity, and wet-bulb temperature.
Respond to customer/tenant service requests to identify issues with hydraulic and HVAC systems and resolve them if possible. Otherwise, provide appropriate guidance for tenants to contact their own maintenance teams.
Record preventive and corrective maintenance activities in the Maintenance Management System (PRISMA).
