We want to meet you! **JOIN US AND GROW TOGETHER!!** #### **Main responsibilities:** * Lead, develop, and motivate teams, promoting a positive and efficient work environment aligned with company values; * Supervise the operation of commercial galleries, ensuring all stores and services are functioning; * Coordinate cleaning, security, and facility maintenance; * Establish and maintain strong relationships with tenants, acting as the primary contact point for issue resolution and policy communication; * Facilitate communication between tenants and gallery management; * Analyze and, together with the relevant department, organize/coordinate marketing initiatives proposed by tenants; * Suggest strategies to improve the commercial performance of the gallery; * Control expenses and revenues, ensuring achievement of financial targets and performance indicators; * Manage vacancy rates, categorized delinquency, revenue, and square-meter value according to company policies; * Develop and deliver reports within established deadlines for the company’s monthly closing; * Oversee the administration of the Urban Property and Land Tax (IPTU) for Grupo Koch; * Ensure data availability and guarantee that the management software (Sienge) remains operational and up to date; * Develop tenant mix and prospect new anchor tenants and retailers; * Ensure the health of the commercial gallery portfolio by proposing strategies aimed at secure and sustainable sector growth; * Manage lease agreements, observing validity periods, rent adjustments, and other agreed terms. * Ensure that the lease agreements used are updated and compliant with applicable legislation. #### **Mandatory requirements:** * Bachelor’s degree in Law, Business Administration, Commercial Management, or related fields; * Proven experience in commercial leasing; * Driver's license – Category B, and practical driving experience. #### **Desirable qualifications (preferred):** * Experience in retail. #### **Benefits:** * Unimed health insurance; * Dental plan; * Cafeteria with coffee; * Baby kit; * Life insurance; * Training programs; * Transportation allowance; * Monthly performance bonus; * Uniform; * College scholarship; * Disciplinary evaluation; * Five-year service award; * Career progression; * Childcare assistance; * Purchase discount program; * Pharmacy discount program; * SESC membership; * Psychological support; * Telemedicine; * Shopping discounts. #### **Work schedule and working hours:** * Opportunity to work in Itapema/SC; * Working hours from Monday to Friday: 08:00 / 12:00 / 13:10 / 17:58
