




We are seeking a professional to manage the administrative and operational aspects of commercial condominiums, ensuring excellence in building services, client satisfaction, and smooth operation of the property. Solid experience in building maintenance, contract management, and construction supervision is essential, as well as technical expertise in chilled water cooling systems. **Responsibilities:** * Manage condominium operations, supporting building maintenance, reception, front desk, asset security, cleaning, landscaping, and other related services. * Conduct periodic inspections, identify conservation needs, and propose feasible solutions. * Lead third-party procurement processes: quotations, budgeting, negotiations, and preparation of contractual documents. * Pre-review draft contracts and supervise service execution to ensure quality, timeliness, and compliance. * Support annual budget preparation by monitoring operational priorities and requirements. * Evaluate suppliers based on quality and performance criteria. * Prepare operational reports and document all actions taken at the property. * Analyze financial statements to identify inconsistencies and ensure data accuracy. * Monitor waste disposal processes to ensure compliance with current legislation. * Plan and monitor building management KPIs, performing monthly performance closing. * Review construction projects, prepare scopes for quotation, and oversee execution of small- and medium-scale services. * Perform other duties inherent to building management. **Requirements:** * Bachelor’s degree in Mechanical Engineering or related fields. * Experience in Facilities / Building Management. **Salary:** * Salary expectations Employment type: Full-time / CLT Compensation: Starting from R$1,00 per month Benefits: * Health insurance * Dental insurance * Life insurance * Meal allowance * Food voucher * Transportation allowance Education: * Bachelor’s degree (Required)
