Job Summary: Responsible for performing preventive, predictive, and corrective maintenance on the shopping center’s electrical installations, refrigeration systems, and lighting. Key Highlights: 1. Support for general shopping center maintenance (civil works, painting, carpentry) * **JOB MISSION** Responsible for performing preventive, predictive, and corrective maintenance and switching operations on low-voltage and high-voltage electrical installations across all switch rooms and substations of the shopping center (medium- and high-voltage switching and maintenance activities are restricted to professionals with technical training in electricity or electro-technology). Responsible for operation and maintenance of refrigeration system equipment (chillers, cooling towers, fan coils, and chilled water chemical dosing systems), as well as providing emergency response to stores, ensuring appropriate air conditioning system standards throughout the facility. Responsible for operation and maintenance of the shopping center’s lighting systems. Responsible for maintenance of building automation systems, refrigeration systems, alarm and monitoring systems, and support for parking equipment. Support operation and execution of general shopping center maintenance, including civil works, painting, carpentry, piping, water pumps, potable and rainwater reservoirs. The Maintenance Technician is responsible for preventive and corrective maintenance of electrical installations, routine inspection of lighting, air conditioning systems, booster pump operation, identification of HVAC system issues, emergency response to stores experiencing electrical or air conditioning problems, and organization and cleaning of the General Electrical Room (CAG), Electrical Rooms (CMs), Substation (SE), and Maintenance Workshop. **Education** ------------ TECHNICAL COURSE**PRIMARY RESPONSIBILITIES — What and How?** -------------------------------------------------- Perform preventive maintenance on the condominium’s electrical system, including: low-/high-voltage systems, main distribution panels, mall lighting panels, metering centers, generators, and telephone systems, among others. This process includes proper completion of maintenance requests generated by the management system. Perform corrective maintenance on the electrical system whenever components fail or experience reduced performance, thereby compromising shopping center operations. Conduct routine inspections in areas such as CMs, pump houses, elevator machine rooms, escalator machine rooms, mall corridors, external mall areas, and rooftops to identify maintenance opportunities. Organize the maintenance workshop. Operate and perform maintenance on air conditioning equipment by conducting rounds to inspect technical areas, reviewing the incident logbook, checking cooling tower water levels, checking rooftop tank water levels, verifying pump operation, checking equipment oil levels, and starting machines. Perform preventive maintenance on equipment according to schedule and corrective maintenance whenever necessary. Monitor the air conditioning system by collecting data on outdoor temperature, chilled water temperature, relative humidity, wet-bulb temperature, generating graph printouts, and archiving related information. **OBSERVATIONS** --------------- Technical course in Electro-technology, Electricity, Electronics, or Refrigeration.
