Job Summary: Responsible for contract billing registration and auditing activities, ensuring sales control and revenue optimization, as well as managing accounts receivable to maintain low delinquency levels. Sales management reporting analysis and preparation * **JOB MISSION** Responsible for activities related to the registration and auditing of billing for all Leasing and Media contracts registered at the shopping center, thereby enabling access to tenant sales volumes and optimizing Overage Rent revenue. Also responsible for controlling accounts receivable for all contracts, aiming to keep delinquency levels within established targets. **MAIN RESPONSIBILITIES \- What and How?** -------------------------------------------------- Send notifications to stores failing to report sales in the system within stipulated deadlines. Conduct tax audits of stores. Perform partial sales closing for Overage provision accounting \- month-end. Perform daily sales closing and SAP data loading, weekly. Perform monthly Overage Rent sales closing and submit to Billing. Export and import sales information in SAP \- ISF. Prepare sales management reports and distribute them to DO, GG, Controller, Marketing Manager, Media Executives, and Mix & Retail Consultant. Update and submit the annual audit schedule to Corporate Controller. Assist tenants with various inquiries (email, phone, and in-person). Prepare debt spreadsheets for debt acknowledgment. Support Legal Department in sending the J-block spreadsheet. Participate in the monthly delinquency meeting (Call). Conduct collections from delinquent customers \- Shopping \+ Temporary Leasing. Submit credit bureau reporting requests for customers \- Shopping. Participate in the weekly delinquency meeting \- Shopping. Provide data input for RECOP. Submit renegotiation and CSC service bill requests. Register new tenant contracts in the Sales Calculation System. Register new tenant contracts in the Iguatemi Portal. Assist in validating monthly billing. Conduct monthly surveys with tenants showing the highest sales variation (Top 10 and Bottom 10\). Prepare annual Sales and Overage Forecast. Estimate cash inflow trends (Charges). Validate PDD (Provision for Doubtful Debtors). **NOTES** --------------- Currently pursuing a Bachelor's degree in Administration, Accounting, Economics, or related fields.
