* **JOB MISSION**
Responsible for identifying deviations, diagnosing issues, and conducting critical and trend analyses of greenfield/expansion/outlet/tower projects and minor renovations across all PMBOK knowledge areas, always considering both the current and forecasted landscape to ensure delivery of the agreed-upon outcome/scenario.
**KEY RESPONSIBILITIES — What and How?**

Responsible for planning and real estate management of IESC’s new real estate projects:
* PLANNING: involvement in new projects, including planning for all phases of each new project. Responsible for continuous critical analysis and review (as needed) of general processes related to real estate development (processes, forums, methodologies, templates);
* MANAGEMENT: responsible for managing real estate projects (new shopping centers, outlets, towers, expansions, minor expansions, or renovations) across all dimensions (costs, revenues, schedule, risks), aiming to ensure process governance and achievement of the outcome agreed upon in the Business Plan (BP);
Responsible for identifying deviations, diagnosing issues, and conducting critical and trend analyses of greenfield/expansion/outlet/tower projects using PMBOK knowledge areas and agile methodology techniques, always considering both the current and forecasted landscape to ensure delivery of the agreed-upon outcome/scenario;
Prepare the annual soft-cost budget for greenfield/expansion/outlet/tower projects.
Responsible for financial monitoring and monthly cash flow projections updated by respective departments in the Capex spreadsheet, monthly newsletter distribution to departments, and supporting departments and assistants with guidance on correct financial postings;
Support the Integrated Planning team in structuring Business Plans for new projects;
Responsible for organizing and preparing materials for routine departmental meetings, such as the DGI Committee, Project Coordination RE, Project Performance Review, Weekly Executive Management RE; also ensures that all other meetings led by any DGI management team occur as scheduled (governance / timing);
Preparation of Commercialization Reports for the Greenfield and Expansion Commercialization Committee (weekly).

Knowledge: SAP / Project Management / Finance / Proficiency in Microsoft Project and Excel / Real Estate Market (desirable)
