Come check it out! **Responsibilities and Duties** * Coordination of multidisciplinary teams (engineers, architects, lawyers, etc.); * Coordination of licensing processes for operational stores (Operating License, Certificate of Occupancy, Fire Safety Certificate, Environmental License, Advertising License, etc.); * Direct interface with public agencies to optimize timelines and ensure process compliance; * Strategic support to construction, architecture, legal, expansion, and other departments in defining regularization strategies; * Participation in real estate due diligence, identifying legal risks and pending issues related to properties and developments; * Researching, interpreting, and applying urban, building, and environmental legislation, including Building Codes, Zoning Laws, and land use and occupation regulations; * Responsible for analyzing and critically reviewing feasibility studies for new businesses; * Monitoring area corrections, land consolidation, and subdivision, as well as registry and notarial endorsements; * Analysis and verification of technical and legal documentation (property registrations, floor plans, descriptive memoranda, ARTs/RRTs, etc.); * Responsible for coordinating and monitoring approval stages of architectural, complementary, and infrastructure projects for company developments with competent Municipal, State, and Federal agencies; * Monitoring projects, performing planning—including development of licensing schedules and their control—mapping and creating operational strategies for all procedures required to obtain project approvals, including coordination with legal designers, agents, and internal clients; * Responsible for obtaining, analyzing, and controlling legal documentation related to stores throughout all construction phases—including compatibility checks, verification, and preliminary analysis of projects against legislative criteria; * Mediating negotiations between municipalities and the company, participating in meetings with municipal governments and other competent agencies. **Requirements and Qualifications** * Proficiency in AutoCAD, Excel, Microsoft Office suite, and document management systems; * Experience in property legalization and/or incorporation; * Ability to interpret municipal, state, and federal laws related to licensing, land subdivision, and real estate regularization; * Understanding of accessibility standards, health surveillance regulations, fire department requirements, and environmental agency guidelines; * Ability to analyze, file, and monitor legalization processes with municipal governments and other competent agencies; * Proficiency in reading and verifying floor plans, descriptive memoranda, and real estate certificates; * Proficiency in analyzing property registrations and IPTU tax records; * Ability to identify technical and legal nonconformities in projects and documents. **Additional Information** BENEFITS: * Meal allowance, per collective bargaining agreement; * Transportation allowance; * Health insurance plan, subject to eligibility, location, and position; * Dental insurance plan, upon enrollment; * Life insurance; * Funeral assistance; * Pregnancy program; * Educational partnerships offering exclusive discounts for employees and dependents; * Pague Menos Corporate University with courses and training—Up Farma; * Gold discount at Pague Menos Pharmacies; * Pharmacy partnership, with payroll deduction discount—Epharma; * Wellhub (wellness platform offering physical activities, mindfulness, and more); * Educa Mais (personalized plans for undergraduate, graduate, mentoring, free courses, and language learning). * Sempre Bem Ouro+ (platform offering free access to psychologists, nutritionists, and general practitioners via telemedicine); * On-site fitness classes, depending on location; * Annual bonus.
