Job Summary: Responsible for billing management and auditing of Leasing and Media contracts, optimizing revenue and managing accounts receivable to maintain low delinquency levels. Key Highlights: 1. Preparation of managerial reports and support to tenants * **JOB MISSION** Responsible for activities related to the recording and auditing of billing for all Leasing and Media contracts registered at the shopping center, thereby ensuring access to tenant sales volumes and optimizing Overage Rent revenue. Also responsible for managing accounts receivable for all contracts, aiming to keep delinquency levels within established targets. **MAIN RESPONSIBILITIES \- What and How?** -------------------------------------------------- Send notifications to tenants failing to report sales in the system within stipulated deadlines. Conduct tax audits of tenants. Perform partial sales closing for Overage provision accounting \- month-end. Perform Daily Sales closing and SAP loading, weekly. Perform Monthly Overage Rent sales closing and submission to Billing. Perform Export and Import of Sales information in SAP \- ISF. Prepare managerial sales reports and send them to DO, GG, Controller, Marketing Manager, Media Executives, and Mix & Retail Consultant. Update and submit the annual audit schedule to Corporate Controllership. Support tenants via email, phone, and in-person meetings for various clarifications. Prepare Debt Schedule for debt acknowledgment. Support Legal Department in sending J-block sheet. Participate in monthly delinquency meeting (Call). Conduct collections from delinquent customers \- Shopping \+ Temporary Leasing. Open ticket for customer credit reporting \- Shopping. Participate in weekly delinquency meeting \- Shopping. Provide data input for RECOP. Open renegotiation request and CSC service bill tickets. Register new tenant contracts in the Sales Calculation System. Register new tenant contracts in the Iguatemi Portal. Assist in validating monthly billing. Conduct monthly survey with tenants showing highest sales variation (Top 10 and Bottom 10\). Prepare annual Sales and Overage Forecast. Estimate cash inflow trends (Charges). Validate PDD (Provision for Doubtful Debts). **OBSERVATIONS** --------------- Currently pursuing a Bachelor’s degree in Business Administration, Accounting, Economics, or related field.
