Job Summary: We are seeking a Land Development Specialist to ensure the legal and technical viability of the company's real estate assets, leading the full land development cycle. Key Highlights: 1. Ensures documentary compliance and resolution of liabilities We seek a Land Development Specialist to ensure the legal and technical viability of the company's real estate assets, leading the full land development cycle — from strategic prospecting to final regularization. Act as the integrative link among engineering, public agencies, and internal departments (Legal, Environmental, and Geoprocessing), ensuring documentary compliance and resolution of rural property liabilities for project implementation. **Responsibilities and Duties** * Conduct active prospecting of areas of interest based on engineering guidelines; * Lead negotiations for acquisition of properties, easements, and access rights; * Carry out rural property regularization, including titling processes, area rectification (judicial and extrajudicial), and procedural documentation for adverse possession; * Work directly with Real Estate Registry Offices (CRI) for annotations, registrations, and issuance of certificates; * Ensure maintenance and updating of the rural cadastral triad: CCIR (INCRA), ITR (Federal Revenue), and CAR (Environmental Agencies); * Support the Geoprocessing department — technical georeferencing documents and certifications in SIGEF; * Collaborate with the Environmental department on strategic issuance and rectification of the CAR; * Provide field information and sanitized documents to the Land Legal department to support preparation of legal opinions and contractual instruments. **Requirements and Qualifications** * Land Regularization: Knowledge of procedures to resolve documentation issues (rectifications, annotations, and registry office registrations); * Title Analysis: Technical ability to read and interpret rural property certificates and historical records; * CCIR: Proficiency in issuance and updating procedures with INCRA; * ITR: Knowledge of tax calculation and filing with the Federal Revenue; * CAR: Experience in issuing and, especially, rectifying the environmental registry; * GPS: Practical proficiency in using GPS devices for field point collection and boundary verification; * Google Earth: Proficiency in using the tool for polygon analysis, access route mapping, and area verification. **Additional Information** Benefits for You * Competitive benefits package; * Learning and development opportunities.
