People management and team development We are seeking a **New Business Coordinator** to strategically support the expansion of Vitta Residential. This professional will be responsible for identifying opportunities, conducting negotiations, and enabling new developments—from land prospecting through contractual structuring and feasibility analyses. **Responsibilities and Duties** Coordinate the analysis of the entire new business process, covering legal, documentary, economic\-financial feasibility, negotiations, and interfaces with all internal company departments involved in the business. Coordinate the registration of business offers, holding periodic meetings with the team to prevent issues and control failures in offer tracking. Conduct meetings with intermediaries and property owners to prospect new business opportunities for developing new projects. Discuss draft contract terms in collaboration with the Legal Department to finalize business agreements. Coordinate the preparation of presentations, compiling relevant business information for submission to senior management and property owners. Monitor the real estate market by visiting both company and third-party developments to gather data on sales performance and pricing. Coordinate cross-departmental interfaces within the company to ensure agility in closing deals and meeting contractual deadlines. Prepare and issue proposals, aligned with business conditions and company standards, for acquiring new land parcels. Maintain strong relationships with property owners, promptly addressing any questions or concerns. Verify and release contracted services and scheduled payments in the company’s system, overseeing and tracking the process until actual payment is made, thereby honoring agreed commitments. Serve as liaison between all internal departments and external service providers involved in relevant project stages, ensuring accuracy, identification of adjustments, timely delivery, quality, and continuous process and relationship improvement. Hold weekly meetings to align project timelines, provide general feedback to the team, assign weekly tasks, identify training needs and requirements—aiming at capability building, development, continuous improvement, and achievement of results. Support management in developing and defining departmental KPIs, conducting relevant analyses to measure outcomes and enhance performance. Implement people management practices—including identifying training and development needs, establishing daily routines, conducting performance evaluations and feedback sessions—to maintain a motivated, growing team aligned with the company’s mission, vision, values, and culture. Perform other duties related to the position as requested by the immediate supervisor. **Requirements and Qualifications** Bachelor’s degree in Civil Engineering. 3 years or more of experience in this role or related functions. Desirable: Knowledge of Real Estate Law, legislation, and technical standards. Knowledge of real estate development projects. Proficiency in Microsoft Office Suite.
