With infrastructure prepared to support and encourage our teams, the Company reinforces its commitment to this transformation journey. **Responsibilities and Duties** ----------------------------------- It is the mission of the Engineer II - Domain Release to support all stages of the process for releasing land for construction projects, expropriation of properties, negotiation, and land regularization in territories of interest to SABESP for sanitation infrastructure projects. * Plan and execute strategies for amicable negotiation with property owners and communities to release land. * Conduct comprehensive land title analysis (due diligence), identifying pending issues and risks. * Draft Precarious Access Agreements (TAP) and monitor the signing of related process documents. * Serve as the liaison with legal, engineering, and other involved departments, ensuring alignment and execution of activities. * Ensure legal and regulatory compliance throughout all stages of the process. * Finalize negotiations and submit complete documentation for the Land Regularization stage. * Develop management reports and performance indicators (KPIs). * Lead initiatives to mitigate land-related risks and resolve conflicts. * Guide outsourced teams and support coordination in organizing fieldwork schedules, ensuring quality standards and best practices. * Monitor land-related technical services, including preparation and analysis of physical, asset, and socioeconomic registers of properties subject to expropriation or easement. * Prepare and analyze databases, diagnostics, maps, and technical reports—including georeferenced studies—to support decision-making in the domain release process. * Analyze plans, maps, physical surveys, technical document databases, and deliverables produced for the purpose of domain release of SABESP’s areas of interest. * Liaise with the Engineering department to propose alternative project designs better suited to the land targeted for release. **Requirements and Qualifications** ------------------------------ **Mandatory Requirements:** * Bachelor’s degree in Law, Business Administration, Architecture, Engineering, or related fields. * **Driver’s License Category B.** * Proficiency in Microsoft Office Suite (advanced Excel preferred). * Proven experience in land management, domain release, or expropriation, including amicable negotiation with property owners and communities. * Experience in customer service, community communication, and project management. **Technical Knowledge:** * Applicable land and regulatory legislation. * Notary and real estate registration processes. * Land management systems (preferred). * Basic knowledge of AutoCAD and GIS (preferred). **Skills and Competencies:** * Clear communication. * Ability to negotiate and manage complex conflicts. * Leadership and guidance of outsourced teams. * Organization and management of critical deadlines. * Ethical conduct and ability to engage effectively with multiple stakeholders. * Strategic thinking and capacity to propose solutions for land-related risks. **Desirable:** * Experience in utility or infrastructure projects. * Knowledge of data analysis tools (Power BI, QGIS).
