**MAIN RESPONSIBILITIES** Responsible for evaluating, contracting, and managing maintenance works for commercial properties and logistics warehouses. Leading and developing new projects (commercial and warehouse facilities), evaluating and interfacing with design teams, contracting construction works, and monitoring the entire construction cycle. **DETAILED RESPONSIBILITIES** * Management of medium to large-scale commercial property and logistics warehouse construction projects; * Skills and experience in managing suppliers, partners, and clients; * Strong communication skills and ability to lead meetings across different hierarchical levels; * Commitment to project timelines, costs, and quality; * Initiative and proactivity in problem-solving; * Monitoring construction work execution according to designs and specifications, controlling quality, deadlines, and costs; * Supervising and verifying the quality of ongoing services and the specification of materials used; * Checking materials applied in construction to ensure compliance with specific requirements; * Evaluating multidisciplinary projects; * Controlling and documenting necessary on-site changes through technical and photographic reports; * Preparing progress reports identifying solutions for potential issues; * Developing internal controls, acting and proposing improvements in workflow; * Developing, monitoring, and proposing action plans in cases of deviations during construction; * Tracking schedule progress, reporting any delays that directly or indirectly impact project delivery deadlines; * Ensuring compliance with Occupational Health and Safety regulations (NR-18); * Managing the construction schedule, informing contractors and clients of any deviations and suggesting corrective actions; * Analyzing and approving service measurements, payment requests, contract entries, and purchase orders in the system (SAP); * Coordinating with other internal departments (legal, finance, tax); * Receiving the project provisionally and definitively by executing pending item checklists and partial and final delivery forms; * Overseeing project completion, including technical handover to the client along with all relevant technical documents and warranty terms. **REQUIRED QUALIFICATIONS** * Experience in monitoring construction activities in warehouses and commercial properties; * AutoCAD; * Office Suite; * SAP (Desirable); * Availability for travel; * Valid driver's license (CNH); * Active CREA registration.
