Join our team and transform the future with us! **Responsibilities and duties** **Planning and Supervision** * Plan, coordinate, and supervise building maintenance activities (electrical, plumbing, civil, air conditioning, and security systems). **Contract Management** * Manage outsourced service contracts (cleaning, concierge, security, gardening, maintenance, among others). **Budget and Costs** * Develop and monitor the annual operating and investment budget for the building. * Control performance indicators and seek efficiency in cost management. **Legal and Regulatory Compliance** * Ensure compliance with laws, technical standards, labor regulations, environmental rules, and safety regulations (NRs, AVCB, among others). **People Management** * Coordinate internal and outsourced teams, promoting training and development. **Innovation and Continuous Improvement** * Implement improvements and innovations in facility management processes. **Relationship and Customer Service** * Ensure satisfaction of condominium owners, tenants, and users, guaranteeing high-quality service and communication. **Inspections and Adjustments** * Monitor inspections, audits, and technical reports, implementing necessary adjustments. **Asset Preservation** * Ensure preservation of the physical and technological assets of the property. **Requirements and qualifications** **Knowledge and Skills:** * Previous experience in customer service * Availability to work on rotating shifts, including weekends and holidays * Proactive attitude, organizational skills, problem-solving ability, and capacity to handle adverse situations * Professional demeanor, courtesy, etiquette, and confidentiality when dealing with clients * Own transportation * English or additional languages.
