This professional’s role is to lead end-to-end land strategy, serving as the vital link between new business development and operational asset sustainability. The challenge involves coordinating and enabling area release across all lifecycle phases of generation and transmission projects: from territorial intelligence during Planning (Pipeline and Auctions)—focusing on feasibility studies and due diligence—to critical Implementation-phase management, where priority lies in releasing construction fronts and negotiating easements, up to lease contract management and legal security during Operation and Decommissioning. This coordinator will be responsible for end-to-end management of an annual budget of R$ 35 million (CAPEX/OPEX), ensuring governance over third-party contracts and technical compliance with regulatory agencies, notary offices, and environmental entities. The role requires strong interface with the Legal Department for technical support in possessory actions and consultative engagement with multidisciplinary teams, ensuring land clearance occurs with excellence, within regulatory deadlines, and focused on risk mitigation and financial efficiency of energy assets. **Prerequisites** Completed undergraduate degree; Willingness to work 100% onsite in Campinas; Willingness to travel; Land experience involving area release for energy-sector construction projects. Knowledge of energy auctions, auction budget control, preliminary studies, and project implementation; Budget management and administration of OPEX/CAPEX and contracts; Advanced Excel; Power BI; PowerPoint – Formatting and public/online presentations; Intermediate English preferred; advanced English is a plus. **Hard Skills (Technical Competencies)** **Mastery of Land Legislation and Procedures:** In-depth knowledge of Administrative Easement processes, Expropriation (Decree-Law No. 3,365/41), Leasing, and the Land Regularization Law (Law No. 13,465/17). **Project Financial Management:** Proven experience administering large budgets (**CAPEX/OPEX**), controlling third-party service measurements, and analyzing financial viability (NPV/IRR applied to land). **Rural and Urban Property Valuation:** Proficiency in **ABNT standards (NBR 14,653)** for critical appraisal report analysis, ensuring compensation aligns with market conditions and corporate governance. **Geoprocessing and Cartography:** Ability to interpret topographic maps and descriptive memoranda, and use **GIS tools (ArcGIS/QGIS)** for area and boundary management. **Real Estate and Registry Law:** Experience auditing property registrations (Due Diligence), area rectification, and liaising with Real Estate Registry Offices (CRI). **Soft Skills (Behavioral Competencies)** **Negotiation and Conflict Mediation:** “Win-win” negotiation skills with diverse stakeholders, ranging from large landowners and traditional communities to public agencies. **Systemic and Strategic Vision:** Ability to anticipate how a land issue on a single property may impact the critical path of an auction or the energization schedule of a transmission line. **High-Impact Communication:** Skill to translate complex technical and legal risks into performance indicators (KPIs) and executive reports for senior management. **Leadership and Stakeholder Management:** Competence to manage multidisciplinary teams and hold external consultants accountable while maintaining alignment with organizational culture. **Resilience and Adaptability:** Emotional balance to handle construction deadline pressures and field negotiation unpredictabilities, including judicial proceedings. **Your day-to-day responsibilities** Plan, coordinate, and monitor land-process budgets for generation and transmission projects—including acquisition, leasing, various contracts, and land regularization—ensuring financial alignment with established premises and strategies to guarantee efficient resource use and achievement of budgetary objectives. Plan and coordinate property valuation and acquisition activities required for project implementation and operation across all phases (development, preparation, construction, operation, and decommissioning), applying technical and regulatory principles to ensure compliance with the company’s integrated management policy and legal security of assets. Organize and control land documentation for properties linked to projects, ensuring documentary compliance, information integrity and security, thereby guaranteeing legal regularity and providing reliable support for decision-making. Collaborate and integrate with Legal, Engineering & Construction, New Business, and Operations & Maintenance areas, leading and clearing requested projects (auctions, M&A), managing schedules, targets, and risks, and promoting efficient stakeholder communication—focused on preventive management and delivery of expected outcomes—excluding activities in energized environments. Coordinate, guide, and develop the team, promoting technical and behavioral improvement of employees, monitoring performance, providing feedback, and identifying training needs to ensure activity effectiveness and alignment with company objectives. Plan team activities, distributing tasks and responsibilities, ensuring timely delivery and deliverable quality, while fostering a collaborative and motivating work environment. Coordinate dialogue and management with external bodies—including notary offices and judiciary—to expedite deed execution, registration, transfers, and land regularization, aiming for speed and legal security in the company’s real estate operations. Plan and coordinate necessary field inspections for evaluation, acquisition, and regularization of areas and properties designated for project implementation, ensuring technical and legal process compliance and mitigating associated risks.
