





Responsible for providing administrative and operational support and management for building automation activities, ensuring execution of preventive and corrective maintenance plans, integrity of the BMS (Niagara), cost control (Capex/Opex), supplier/contract management, performance of KPIs, and technical team and partner department support. **Responsibilities and Duties** Maintenance and Operations * Plan, monitor, and update preventive maintenance schedules (HVAC/climate control, lighting, movement, and other automated systems). * Manage work orders, schedules, and technical service requests, ensuring SLA compliance, quality, and root cause analysis. * Monitor and respond to alarms/events in the Niagara BMS, remotely adjusting setpoints and parameters to ensure system availability. * Perform routine operations, develop contingency procedures, and coordinate scheduled shutdowns. Management and Control * People Management: Coordinate and guide internal and third-party technical teams, promoting safety, quality, and productivity. * Supplier and Contract Management: Selection, negotiation, scope monitoring, deadline tracking, measurement verification, and compliance assurance. * Cost Control (Capex and Opex): Develop and monitor budgets, forecasts, variances, and cost indicators per asset/work order. * Consolidate, analyze, and report maintenance KPIs (MTTR, MTBF, availability, backlog, SLA, cost, energy consumption). Processes and Compliance * Develop technical scopes, specifications, reports, test/commissioning plans, and performance reports. * Manage procurement requests, administrative and document management (validity periods, amendments, compliance, audits). * Maintain continuous coordination with Engineering, Operations, Procurement, IT, and partner departments. * Participate in implementation of projects and improvements to automated systems (retrofits, integrations, optimizations). **Requirements and Qualifications** Education: Bachelor’s degree completed or in progress in Engineering, Technology, or related fields. Preferred: Technical course in Automation, Electrotechnics, Mechatronics, or related disciplines. Experience: Experience with automated systems in corporate, industrial, or retail environments; hands-on experience with BMS and maintenance management. Technical Knowledge: * Niagara BMS: Basic configuration, monitoring, alarm analysis, and trend analysis. * Maintenance KPIs (MTTR, MTBF, availability, SLA) and performance management. * Procurement processes and supplier/contract management. * Ability to read and interpret technical reports, work orders, contracts, and control/electrical diagrams. Tools: * Excel (intermediate/advanced); Power BI is a plus. * Enterprise Asset Management (EAM) systems and ticketing platforms. * BMS platforms and data analysis tools. Skills: * Planning, critical analysis, and data-driven decision-making. * Negotiation, organization, and priority management in hybrid/remote environments. Behavioral Competencies Organization and attention to detail, with a sense of urgency. Leadership profile to engage and guide technical teams. Clear and effective communication (verbal and written), with ease interfacing across multiple departments. Proactivity, autonomy, and focus on results and continuous improvement. Certifications: Niagara BMS, commercial automation, building maintenance, asset management. Experience in project management and technological innovation (IoT, BACnet/Modbus, integration with energy efficiency initiatives). Languages: Spanish is preferred.
