




Job Summary: Responsible for the management and planning of shopping mall operations, covering security, maintenance, cleaning, and landscaping, ensuring smooth operation, continuous improvement, and cost reduction. Focus on continuous improvement and reduction of operational costs * **JOB MISSION** Responsible for the management and planning of shopping mall operations, covering Security, Maintenance, Cleaning, and Landscaping. Aiming to ensure the proper functioning of all facilities, optimal usage conditions across all areas, effective preventive security measures, and internal and external visual appeal and aesthetics. Planning the annual budget for these departments, monitoring execution, and developing and implementing projects within the shopping mall. Ensuring continuous reduction of shopping mall operational and maintenance costs through continuous improvement, irrespective of newly established targets. Meeting project and construction deadlines regardless of time availability or supplier constraints. Maintaining team members’ positive attitudes and alignment with the “Brand”, even in cases where salary, benefits, or working environment conditions lack flexibility. **MAIN RESPONSIBILITIES – What and How?** -------------------------------------------------- Develop budgets for maintenance, cleaning, landscaping, and security departments based on knowledge of each department’s specific needs. Monitor expenditures for maintenance, cleaning, landscaping, and security departments to ensure alignment with the annual budget. Ensure shopping mall operations meet required standards through well-directed, skilled teams demonstrating a delivery-oriented attitude. Ensure up-to-date technical and safety documentation for shopping mall and tower operations via inspections, technical reports, and approved engineering projects (including ART filings). Comply with inspections conducted by public agencies, professional associations, or municipal, state, or federal regulatory bodies, maintaining communication and coordination with relevant authorities. Develop suppliers for construction, renovation, maintenance, and products through market engagement, technical visits, and specialized literature to achieve technical and budgetary targets. Guide retailers or tenants (towers) regarding renovations, new store installations, repairs, and maintenance through meetings and inspections, aiming to ensure compliance with internal regulations and legal requirements. Motivate teams and staff to meet targets through personal example (“Being”), meetings, and training sessions. Develop projects for technical improvements and innovation aimed at reducing resource consumption through optimization of facilities and equipment. **OBSERVATIONS** --------------- * Completed Bachelor’s Degree: Civil Engineering, Electrical Engineering, Mechanical Engineering, or related fields. Completed Postgraduate Degree | MBA. * Preferred Qualifications: * Project Management Lean Manufacturing tools (PDCA, 5S, Kaizen, Continuous Improvement, etc.) Process and KPI Management Cost Management Contract Management
