




Job Summary: Responsible for the management and planning of shopping center operations, covering Security, Maintenance, Cleaning, and Landscape areas, aiming to ensure proper functioning and optimal usage conditions. Project development and facility optimization * **JOB MISSION** Responsible for the management and planning of shopping center operations, covering Security, Maintenance, Cleaning, and Landscape areas. Aiming to ensure the proper functioning of all facilities, optimal usage conditions across all areas, effective preventive security measures, and maintenance of internal and external visual appeal and aesthetics. Planning the annual budget for these areas, monitoring execution, and developing and implementing shopping center projects. Ensuring ongoing reduction of shopping center operational and maintenance costs through continuous improvement, regardless of newly established targets. Meeting project and construction deadlines, irrespective of time availability or supplier constraints. Maintaining team members with positive, brand-aligned attitudes, even in the absence of salary flexibility, benefits, or favorable working conditions. **KEY RESPONSIBILITIES – What and How?** -------------------------------------------------- Develop budgets for Maintenance, Cleaning, Landscape, and Security areas based on understanding each area's requirements. Monitor expenditures for Maintenance, Cleaning, Landscape, and Security areas to ensure alignment with the annual budget. Ensure shopping center operations meet required standards through well-directed, competent teams demonstrating a delivery-oriented attitude. Ensure timely updates of technical and safety-related legal documents required for shopping center and tower operations, including inspections, technical reports, and projects with ART filings. Comply with inspections conducted by public agencies, professional associations, or municipal, state, or federal regulatory bodies, maintaining appropriate liaison and relationships with competent authorities. Develop suppliers for construction, renovation, maintenance, and products through market engagement, technical visits, and specialized literature to achieve technical and budgetary goals. Guide store tenants (towers) on renovations, new store installations, repairs, and maintenance through meetings and inspections, ensuring compliance with internal policies and legal requirements. Motivate teams and staff to meet targets through personal example (“being”), meetings, and training sessions. Develop projects for technical improvements and innovation to reduce resource consumption through facility and equipment optimization. **NOTES** --------------- * Bachelor’s degree completed: Civil Engineering, Electrical Engineering, Mechanical Engineering, or related fields. Postgraduate degree | MBA – completed. * Desirable: * Project Management Lean Manufacturing tools (PDCA, 5S, Kaizen, Continuous Improvement, etc.) Process and KPI Management Cost Management Contract Management
