It is necessary to combine civil engineering technical knowledge with real estate market, finance, and project management skills.
Education and Technical Knowledge
* **Civil Engineering:** The ideal foundational degree, providing knowledge of technical standards, construction systems, and materials.
* **Project Management:** In-depth knowledge of schedules, budgets, and construction planning.
* **Standards and Regulations:** Proficiency in ABNT standards, urban and environmental legislation, and Real Estate Development Registration (RI).
* Market and Development Vision
* **Feasibility Study:** Ability to analyze land and determine the optimal real estate product for the region (houses, apartments, commercial properties).
* **Land Negotiation:** Skill in purchasing or exchanging land.
* **Resource Management:** Securing construction financing from banks and investors.
Skills and Tools
* **Software Proficiency:** Knowledge of engineering and management tools such as AutoCAD, Revit (BIM), and planning/budgeting software.
* **Critical Thinking:** Ability to identify opportunities and resolve financial or technical problems.
* **Communication:** Ability to collaborate in teams and negotiate with partners, contractors, and clients.
**CREA (Regional Council of Engineering and Agronomy):** Registration is mandatory for providing specialized technical services and signing technical projects.
