You will be responsible for developing, managing, and controlling preventive, predictive, and corrective maintenance plans for all club facilities, ensuring operational continuity, reducing costs associated with emergency failures, and extending asset lifespan. Your role will be strategic in planning, scheduling, and controlling maintenance activities, working closely with technical, operational teams, and suppliers. **Responsibilities and Duties:** * Develop and manage preventive and predictive maintenance plans for building systems (electrical, plumbing, HVAC, civil, elevators, specialized systems). * Prepare detailed preventive maintenance schedules based on technical standards, manufacturer manuals, and equipment history. * Plan and schedule work orders (WOs), defining strategic priorities, required resources, deadlines, and team allocation. * Monitor and control execution of maintenance plans, ensuring adherence to established schedules. * Analyze failure and breakdown history, identifying root causes and proposing continuous improvement actions to reduce recurrence. * Analyze performance indicators (KPIs) such as MTBF, MTTR, backlog, equipment availability, plan compliance, and maintenance costs. * Prepare technical reports containing data analysis, trends, actual vs. forecasted costs, and recommendations. * Control and optimize consumption of materials, spare parts, and third-party services, ensuring cost efficiency. * Maintain up-to-date technical equipment registry, maintenance history, technical manuals, and documentation in the CMMS. * Develop contingency plans to ensure operational continuity during critical situations. * Support continuous improvement initiatives, reliability analysis, modernization projects, and equipment retrofitting. * Monitor third-party maintenance contracts, ensuring compliance with technical and contractual standards. * Prepare technical specifications for procurement of equipment, spare parts, and maintenance materials. * Ensure compliance with occupational safety regulations (NRs), standard operating procedures (SOPs), and applicable regulations. * Participate in energy efficiency, sustainability, and maintenance process optimization projects. **Requirements and Qualifications:** * Technologist degree in (Mechanical, Electrical, Electronics, Production, Maintenance) or related fields. * Experience in maintenance planning and control (MPC) in building, industrial, or facilities environments. * Demonstrated experience in: Preventive and predictive maintenance plan development and management Maintenance KPI management (MTBF, MTTR, backlog, availability) Use of CMMS (Computerized Maintenance Management System) Failure analysis and implementation of improvements * Knowledge of building maintenance technical standards (NBR 5626, NBR 5410, NBR 14039, ABNT standards). * Ability to interpret technical drawings, electrical schematics, hydraulic and mechanical diagrams. **Preferred Qualifications:** * Postgraduate degree or specialization in Maintenance Management, Maintenance Engineering, Facilities Management, or related areas. * Certification in maintenance methodologies (TPM, RCM, MCC) or asset management (ISO 55000\) is a plus. * Experience implementing or managing CMMS systems (SAP PM, Protheus, Engeman, Maximo). * Knowledge of Power BI or other Business Intelligence tools for data analysis. * Experience in hospitality environments, clubs, resorts, or high-end developments. * Familiarity with failure analysis methodologies (FMEA, FTA, Root Cause Analysis). * Experience managing third-party maintenance contracts and supplier negotiations. * Proficiency in occupational safety regulations (NR\-10, NR\-12, NR\-35\) and facilities best practices. * Knowledge of energy efficiency and building sustainability projects. * Experience in continuous improvement projects, Lean Maintenance, or Six Sigma. **Work Model** On-site, 6x2 shift schedule at the club headquarters located in Santo Amaro, easily accessible via CPTM Santo Amaro Station. **What We Offer:** * Salary negotiable * Health insurance * Dental insurance * Life insurance * Meal allowance * On-site meals * Transportation allowance
