Responsibilities and Duties This position is for working in a condominium managed by Auxiliadora Predial. The Custodian is the professional responsible for custodial duties in residential, commercial, and other types of buildings, ensuring cleanliness and preservation of the premises, monitoring compliance with internal regulations, and safeguarding hygiene, order, and security of the building as well as the well-being of its occupants. * Inspects corridors, courtyards, areas, and facilities of the building to assess cleaning needs, required repairs, and operational conditions of elevators, electrical systems, plumbing, and other equipment; arranges necessary services; maintains hygiene of premises and facilities by performing or supervising cleaning tasks, waste removal or incineration, to ensure the building meets required hygiene standards. * Performs or arranges general maintenance services, roof repairs, paint touch-ups, vehicle entry/exit registration, parking lot vehicle control, and mail distribution. * Replaces light bulbs and fuses; performs minor repairs; requests qualified personnel to repair pumps, water tanks, fire extinguishers, and elevators, to ensure proper operation and safety of facilities. * Ensures compliance with the building’s internal regulations—preventing noise during inappropriate hours and improper use of facilities—and reports emerging issues to management to maintain order and promote tenant well-being; manages procurement, receipt, verification, control, and distribution of consumables and cleaning supplies based on required services, to avoid disruptions in building hygiene and maintenance processes and those of its facilities.
